Should I Sell in Winter?

A different season, a different advantage

When it comes to selling property, spring is often seen as the traditional "selling season." Gardens are blooming, the weather is warming up, and more homes typically hit the market.

But does that mean winter is a bad time to sell?

Not necessarily.

In fact, winter can offer several advantages that many sellers overlook, particularly in a market like Wagga Wagga where buyer demand remains consistent throughout the year.

Stand out from the crowd

One of the biggest benefits of selling in winter is often the lack of competition.

While many homeowners wait for spring to arrive before listing, winter generally sees fewer properties available for buyers to choose from. This can help your home attract more attention and reduce the challenge of competing against a larger number of similar properties.

According to Fitzpatricks Sales Consultant Dayna Kahlefeldt, this can create a valuable opportunity for sellers.

"Often there are fewer properties on the market during winter, which means your home isn't competing with the spring rush. Buyers have fewer options available, so well-presented properties can really stand out."

Create a warm and inviting atmosphere

Winter also provides a unique opportunity to showcase a home's comfort and liveability.

A crackling fireplace, warm lighting, cosy furnishings, and even subtle scents can help create an emotional connection with buyers as soon as they walk through the door.

"Winter can actually be one of the easiest times to create a warm, homely feel," says Dayna. "Things like heating, fireplaces, soft lighting and even a nice candle can make a property feel incredibly inviting and help buyers imagine themselves living there."

While presentation matters in every season, winter allows sellers to highlight the features that make a house feel like a home.

Serious buyers are still active

There's a common misconception that buyers disappear during winter. The reality is that many buyers searching during the colder months are highly motivated.

They may have recently sold a property, secured finance approval, relocated for work, or have a specific timeframe for purchasing. As a result, winter inspections often attract buyers who are genuinely looking to make a move rather than simply browsing.

"We often find winter buyers are more motivated," Dayna explains. "They're usually not just attending open homes for something to do on a weekend. They're actively looking and ready to act when the right property comes along."

More flexibility around timing

Selling in winter can also provide a practical advantage when it comes to planning your next move.

A successful winter sale may allow you to settle and relocate well before the busy Christmas and New Year period, avoiding the added stress that can come with moving during school holidays, family commitments, and end-of-year deadlines.

"For many sellers, winter can remove the pressure of trying to buy, sell and settle around Christmas," says Dayna. "It gives people more flexibility and often makes the whole process feel less rushed."

Is winter the right time for you?

Every property and every situation is different, but winter shouldn't be dismissed as an off-season for real estate.

With fewer competing listings, motivated buyers, the ability to create a welcoming atmosphere, and greater flexibility around timing, winter can be an excellent opportunity to achieve a strong result.
